Why Selling a Home in the Winter Months is a Good Idea

Believe it or not, right now is a good time to sell your home.  Depending on where you live, looking for a home when it’s a little chilly outside might not appeal to everyone, but there are plenty of buyers who are looking!

 

There’s a perception that home buying goes on during the spring and summer months.  since many families don’t want to make their kids switch schools during the school year.  As a result, many homeowners figure they won’t be able to sell a home during the fall or winter months, so why bother? 

 

Well, there are plenty of reasons why you should bother and put your home on the market, NOW!  Like usnews.com says, you get more serious buyers when you sell a house in the winter months.  If it’s a family with kids, most likely, the only reason they’re looking this time of year is by necessity, not by choice.  Sometimes, you can’t control the timing of job and lifestyle changes. 

 

Another advantage of selling a home in the winter months is less competition.  In addition to more serious buyers, you have fewer sellers to compete with, improving your odds of selling.  As soon as spring arrives, the odds start changing.  

  

A third reason to sell a house in the winter months has to do with home improvement costs.  If you need to make some repairs, either at the request of your real estate agent or because a potential buyer is making the request, you should be able to find contractors faster and maybe ones who’ll reduce their rates if business is slow.  Moving companies tend to charge less in winter months, as well.  

  

Keep in mind, even though there might not be as much competition, don’t get too ambitious with pricing.  Even though more serious buyers are looking in the winter months, they also are looking to buy for the right price.

In the winter months the relative ratio of buyers to sellers favors the sellers much more than in the summer...regardless of market cycle...(the only variation is locations which have an active winter market)...

I would say that it depends on the circumstances of the person and surrounding the sale. I generally agree though.

I never really thought about home improvement costs in that way on my end of things because I just do what the client wants anyway most of the time, but it makes a lot of sense, Praful Thakkar
