Have you wondered how long it takes to List a home? A Home Owner called on Saturday night, his home had been for sale for 6 months. He has already relocated out of state and the home sits empty ready for a new buyer. He demanded to know how fast i could I list and Sell his Manchester NH area Home. "How fast do you want me to list it?" I asked. His reply was "right now".

 

Being a Saturday night at 7pm I was heading out for a late dinner, I asked his address and it was not far from where i was. I got the address and before i could hang up, I was already pulling up to the house. The Seller was shocked. He said he meant "now" but didn't really mean "NOW". He said, first he was shocked i answered my phone as the 3 other agents he called did not. He was shocked i came so fast. He was shocked i had a complete listing packet with me to be able to come now.

 

He gave me a tour of the home. I pulled the expired listing sheet up on my Iphone. The owner asked me over and over why his home had not sold? He said he listed with the biggest company thinking they would have the most amount of buyers. He said that though did not work out so well.

 

The problems were very evident, the walkway was not shoveled,the driveway is not plowed and rear deck sits under near a foot of snow. The inside was dirty, cob webs, tracked in leaves and dirt and the heat is not on. Not very accessible or inviting to buyers. The home had some beautiful features, many upgrades and none of which were mentioned or included in photos in MLS. The problems were clear and the SOLUTIONS were even more clear. He demanded answers. I demanded he signed the listing contract. He started laughing and said your going to write about me in your Active Rain blog, aren't you?

 

The HARD TRUTH was that it took him 6 months to learn he listed with the wrong agent, A simple fix of lining someone up to shovel the walk, to clean the home where it has been vacant. Freshen it up and make it smell good. LASTLY having an agent who prepares the home, prepares the seller and markets the home properly is the way to sell a home.

 

THE BOTTOM LINE is that when you are ready to SELL your home, you NEED to know that there is a Right way and a Wrong to buy or sell a home. This is an example of the wrong way.  By hiring a GOOD AGENT you should get their full attention in guiding you through each step of the Selling process.

 

 The HARD TRUTH is that the BEST way to be prepared to buy or sell a home is by hiring a "GOOD" Agent. One that will guide you through each step of the Buying or Selling process. To the consumers who were successful, they found the secret which I would like to share with you. Free advice can be worth what you paid for it, so when you are ready, do it right.

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.   

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good for you!  Answering your phone pays off!  

Sometimes, the first agent gives great advice that the seller ignors.  Probably not the first time someone told him the driveway and sidewalk needed to be shoveled.  OK, bad photos don't help.  But bigger isn't always better when a seller is shopping for a real estate brokerage.
