Why You Should Get a Home Inspection Before Selling Your House?

Most home buyers hire a licensed inspector to have their future home inspected. Home inspectors may be able to uncover existing problems as well as those who may cause problems in the future.

It is always a good idea for sellers to get a home inspection done prior to listing their house so they could fix what needs to be fixed before the house even comes on the market.

Why Should You Get a Home Inspection Before Selling Your House?

-It will save you more money in the long run. Once the buyer gets a home inspection done, if there are any items of concern, they may ask for a price reduction and or to get them fixed prior to closing. Goal is to have a home inspection report that doesn’t suggest any repairs.

-Shows buyers how much the house is cared for. Some things are obvious and don’t need a home inspector to point them out, while others like toilet drainage, A/C issues, plumbing problems, wiring, leaks need a licensed home inspector to identify and the sooner you uncover them, faster they will get fixed before they become more expensive to fix.

-It sends a message to buyers you care. Imagine yourself walking into a house that shows like a model and passes the inspection with flying colors. Would you not want to make an offer and live in that home?

He mentioned a problem with the toilet, I did suggest him to get a home inspection, After the inspection, he hired a licensed plumber who was able to fix the drainage, I was shocked to see what came out.

Sellers, some things may not be so obvious but they will be discovered by a home inspection. It is best to get your house show ready and fix what needs to be fixed prior to listing so you can walk away with most profit in your pocket unless the house is a handyman special and being sold AS-IS with no repairs, in that case the list price should reflect the condition of the house.

It is a very good idea to fix problems at your leisure rather than face an inspector who trained to look for issues. You will have to pay one way or another, why not do it before you list?

Beth: I completely agree. Knowing about the issues upfront gives sellers the opportunity to address concerns before buyers see the property.

Great advice especially for owners of old home, who over the years have done their own do it your self project they may not pass inspections.

Pre-list home inspections are not a bad idea to uncover major items that might turn up in the buyer's inspection.  However, most inspectors seeing the same property would call out totally different minor issues.

Beth....honestly...I am on the fence about this. I do sometimes tell my clients to get it, but only if they are willing to fix everything on it. Issue is...if they know about something they must disclose...and if they choose not to fix something it makes for a harder sale.

I always have a home inspection done for every home that we flip, just to make sure we didn't miss anything. Makes the process go much quicker once there is a buyer in place.

Beth, our sellers generally don't do a full home inspection, but definitely fix the items they know need to be repaired.

Beth, wow, that photo pretty much says it all! Yikes! I agree getting a home inspection before listing is money will spent, most of my sellers don't agree to getting one done but, those that do have always been pleased.

Beth, this is a great informational blog that should be read by all Sellers.

A home inspection can keep a transaction from going South during contract time.

A little work upfront can save money and time latter on.

Beth I always advise my sellers to have an inspection and fix the problems that are identified with a licensed contractor....so listen others do not ....there is an old saying you pay now or you pay later....Endre

Hi Beth -- I'm not sure what I'm seeing in your photo but whatever it is(or was) is pretty gross-looking.    Not every homeowner is truly aware of their home's condition -- so many times we get "used" to things that will make a prospective buyer run away.

Beth Atalay ~ great post, Beth... just saw it on Debbie Reynold's blog and wanted to come over and compliment you on it.  I remember listing a home once where they had had it inspected before I even came in to speak with them and were working on repairs. When we had a buyer, the buyer was so impressed with how clean their inspection report was that they decided to ask for no repairs. I never forgot that.

What timing and couldn't be better. Just spoke with a friend who wants to place his property on the market in late summer. "What should I do to get it ready?" I suggested a "Pre-market inspection", I like to call it. He's done a couple major improvements but still a few more need to be checked before selling. I have always suggested to my sellers "Pre-market inspections". Those who have proceeded with my suggestions got their asking prices. One, on his own, had an appraiser and got listed price with minor buyer contributions.
