Minimum down payment for 1 unit properties is 20% (although rates are better with 25% down). 2-4 unit properties require 25% down. Maximum seller concession is 2% of the sales price. Appraisals cost more since lenders require two extra schedules, comparable rent schedule and operating income schedule. Lenders will use 75% of the comparable rent listed on the rent schedule for income for the borrower which helps many borrowers qualify easier for an investment property loan. Also expect higher interest rates for investment properties, typically .25% higher.
