Alhambra CA Bean Tract Homes For Sale and Recent Market Trends
This is a real estate market report for the Bean Tract neighborhood in the city of Alhambra. Statistical information has been gathered from our local mutiple listing service (mls) and may not include all transactions in the neighborhood.
The Bean Tract name can be traced back to landowner Jacob Bean and the area was formerly farmland before being developed in the
late 1930s and early 1940s. The location borders the cities of San
Marino and South Pasadena in the northernmost portion ofAlhambra which as a city boasts 84,577 residents(US census estimate 2010).
The boundaries of the Bean Tract are Huntington Drive(north),
Granada Avenue(east), Alhambra Road(south) and Novelda Road(west).
The homes are primarily single level but there are two story residences as well on tree-lined streets. Turnover of homes in the neighborhood have traditionally been very low and long-term homeowners(and their descendants) are quite commonly found.
Shopping, dining, entertainment, recreation, culture and employment sources are easily accessible. Transportation via freeways to most of the San Gabriel Valley is relatively easy as well as to Downtown Los Angeles.
There is currently just one home in the neighborhood on the market for sale. It is a three bedroom/two bath home with approximately 1477 square feet listed at $868,000.
In 2015, there were five closed sales according to our local multiple listing service(mls). They ranged from $758,000 to $902,000 with an average price of $840,600(median sales price $853,000). They sold at 102.44% of last list price and for $465.55 per square foot on average.
There were six mls-reported closed transactions in 2014 ranging from $810,000 to $969,000 with an average sales price of $884,687(median $869,000). Each sold in excess of list price for an average 102.81% sale-to-list. The average price per square foot was $462.45.
In 2013, there were also six sales. Ranging in price from $735,000 to $850,000 with an average price of $785,829(median $782,500). They sold at 106.26% of last list price and for $457.70 per square foot.
In reviewing past sales performance in the Bean Tract, a closer look behind the numbers is necessary. There are many original and long term homeowners in the area so renovations(or lack thereof) as well as the appeal of any remodeling comes into play when looking at value. Of course, the mix of home sales in any given period must be reviewed too. The asking price for a homeowner considering selling or a prospective buyer who is making an offer requires a more in-depth analysis than this brief report will allow.
