Grand Mesa Real Estate Information February 2016
As expected there isn't any new real estate information to talk about since last month's market report. Real estate activity slows to a halt on Grand Mesa during the winter months. Right now there's probably between five to six feet of snow up there. We can expect little to no change in the inventory until May or June.
But just for fun, let's take a look at the cabins and lots that are listed for sale:
- There are seven cabins on the market. Prices start at $175,000 and go up to $329,000.
- Over the last year two cabins sold. The selling prices were $160,000 and $220,000.
- There are five lots for sale. Prices start at $48,000 and top out at $71,900. No lots have sold in the last year.
- The inventory and pricing are always subject to change, but until some of the snow melts, I don't think we will be seeing many changes.
Buying a cabin on Grand Mesa is a unique experience because a resort company is involved. No land is transferred in the sale of a cabin. The land is held by the Grand Mesa Resort Company. Owners buy and sell shares of the stock. When a cabin is sold, the new owner becomes a stock holder in Grand Mesa Resort Company. For each lot sold, one share of stock is transferred to the lot owner. There is a yearly fee that is used for road maintenance.
