Time spent visiting with Agents is never wasted time. In the Bourbonnais-Kankakee Area winter is here and with winter comes the biggest slowdown of the year. How nice would it be to live in sunny Florida or Arizona for the whole year and be able to inspect year 'round? Too bad, I'm not moving. But I do a few things that make the winter a productive time for my business.    

 

 

1. Office visits become a major priority. Visiting with agents or making an office presentation at a team meeting is easier to schedule in the fall and winter. And I always bring food.

 

2. Open house visits are a big part of my marketing. A bottle of water or a snack for the agent and some time away from a busy phone and I can build a real realationship with that agent.

 

3. Implementing a new system that will help me be more efficient and productive is always on my winter list. This winter I am showcasing the new nearly paperless feature of my inspection agreement portion. I have started including all of my added features like Recallchek and 90 day warranty pages as the last section of my actual report the buyer receives. They always just lost the paper copies anyway. 

 

4. Read a good book. I am re-reading The One Thing by Gary Keller. I have a shelf full and winter works just fine during the slow periods to get some great ideas from great writers. There is always info that I can pass on to agents.

The weather plays a huge part in the amount of traffic and calls I receive here in the Chicagoland area, Scott Seaton Jr. Bourbonnais Kankakee IL Home Inspector.  The effects trickle-down.  It's been pretty tame this year ... but as you say, the winter ain't over yet ...

Perhaps tracking the new listings and offering a discount on an inspection done before sale.  Do this when things are slow.  I have found a dollar in the hand is worth 2 in the bush.  Those are probably inspections you will not normally get.  But if the seller can get a clean bill of health or an inspection that will help him sell at a discount they may go for it.
