Not all neighborhoods are the same..

I live and work in rural Hanover ,PA . We are a sleepy little town just 3 miles above the Maryland and Pennsylvania line. Most in town homes are older as one would expect.

However I was in conversation with a young lady that said to me "Oh my neighborhood would be higher priced area then  yours" . Homes are newer and more modern. At first I was going to agree.

But the Realtor in me came out..... I explained that newer and more modern is a plus . But value still can be found in an older home if it is in a good area and the neighborhood has homes that all have kept up there appearance.

Well she was not having it.  I pulled comps showing sales that reflected homes in my neighborhood  sold for more then in her neighborhood.  Of course you know I rigged this right?? Too funny.

It just goes to show that some people have blinders on and will not believe you know matter how hard you try to convince them . These  same size homes  with like features but  different in age  can be directly affected by the area. Mine is in walking distance to the lake and state park . Hers across from shopping center. Both have  great living environments. Both neighborhoods are within 1 1/2 miles of each other.

Still she says but everyone in your neighborhood is old and do not sidewalks. Oh my give me a break yes sidewalks would be nice for us good old people.

 

But it was a nice lesson for us to learn that homes can be directly affected by

 

neighborhood stats compared

I do prefer the older homes myself, but will admit that those new homes filled with sheetrock and lots of modern inferior materials do bring twice the price and often much more.

Good that you could pull up the stats and prove your point with this one.
