Buyers ask should we settle or keep looking?

 

When buyers are searching for homes in a HOT real estate market often times they will settle rather than keep searching to meet their criteria wish-list. Location is often one reason for a buyer to settle when multiple offers or common and best and highest is required to win the bid.

 

Buyers what are your expectations, can you live without items on your wish list and are you willing to make an offer over list price when the home is listed in your desired area and settle?

 

The Reality is real estate professionals know there is no perfect home, one must always give something in order to receive something when it comes to buying in a hot market. When buyers second guess themselves it could be at the expense of not making an offer when some of thier wish list exsist, but one or two things are lacking on their list.

 

One of our agents sent out an email today mentioning her seller is  scared to put their home on the market afraid they can’t find the right home in their desired area since homes come and go within a day of hitting the market with multiple offers.

“what is your expectations”,  can you afford to lease back, is temporarily renting a possibility, can you store your furniture and are you willing to move into new construction as an alternative.

 

Buyers knowing your expectations is a strong belief that something will happen in the future.

 

Our advice to buyers asking should we settle or keep looking is not to compromise. Finding the right home in desired location and meeting most of the criteria is a good time to make full price offer and move fast in a HOT real estate market without settling.

 

Successful Buyers:

 

Work with a real estate professional

 

Separate wants and needs

 

Know there is no perfect home

 

Don’t settle for what they don’t like

 

Never assume there is nothing out there

 

Hot real estate markets tend to put buyers on the defensive to make offers quickly for fear of dragging their feet. Buying a home is huge decision, rather than putting yourself on the buyer roller-coaster of emotions use common sense when buying your dream home.

I feel like it is very important for buyers not to settle for something that they won't always enjoy.  Of course they may have to give up some wants, but in the end I want them to feel very good about thier purchase, rather than feel like they settled.

Good morning Bob. There is no perfect home anymore than there is a perfect person. Getting the location you want is in my view over 50% of the battle.

I agree some what Brian, however one of my buyers today let $5K keep them from buying a new builder home. They will be back in April to look again, all I can say is they're in for a rude awakening on spring prices and no inventory in our HOT market.

Bob, I hope this gets featured, it's so deserving of the gold star. Buyers have got to learn to compromise and sometimes that gets cloudy with "settling" in their minds. With many hot spring markets taking place I think those that are not able to compromise are going to find themselves in a bad predicament with rising prices.

Yep I agree John, my recent buyers let $5,000 come between them and their home buying also the builder let the $5K kill the deal also. I could have given up $5K to make it happen but I'm not going to give up my commission when I work hard for it.
