We’ve also talked about how showing your home is essential in the real estate business, especially when you want a quick sale! So, as you know, a home’s first impressions are everything. Just like a job interview. I mean if you think about it, your home is essentially being interviewed for the job of protecting its next family for many years! You wouldn’t want to buy anything sight unseen, would you, definitely not your next home? Tip #1 Let your agent or the buyer’s agent host the showings

Your potential buyers will be more open and inquiring when they are dealing with an agent rather than the home owner. Let’s face it, if potential buyers were to make any negative comments, ask about current repairs, or suggest different decorations you’d feel a little insulted if you were right there! Richmond VA buyers know and understand that, so instead of being inquisitive and imagining themselves in your home they may feel rushed and intrusive. The longer your potential buyers stay, the more comfortable they get with your home. Which means your chances of getting a great offer have increased!

Tip # 2: Be Flexible Open House Signs

Many home buyers in Richmond VA are on a tight schedule. They are fitting your home in the best they can between going to work, taking kids to school, or after school activities. Time is tough to come by, so try to be flexible about all requests for showing your home. The last thing you want when showing off your home is for the potential buyer to be in a hurry to leave because your home is too hot or too cold. They won’t take the time necessary to look over everything and make an accurate and informed decision about your home. Be sure to keep your home at a comfortable temperature, even when you aren’t home.

Before leaving in the morning or right before a potential buyer is coming to visit, take a look around your home. Are magazines and newspapers out? Are there dishes in the sink? Have you left toiletry items on the bathroom counter, clothes on the floor? All of these items will be distracting to your potential buyer.

Tip # 6: Light The Way 

When you walk into a room you want to feel an open, fresh and bright atmosphere. Not a deep dark dungeon. This is the same feeling you want to give your potential buyers when they visit.  Open curtains to let in natural light during the day time. At night, turn on the lights in every room. Buyers will not likely be drawn to a dark, dimly-lit house. 

Tip # 7: Educate Your Buyers 

When someone is looking for a home, they are looking for more than the perfect floor plan, price or location. If you have recently had your home appraised or inspected, place copies of each report on the dining room table or kitchen counter top. If the appliances are new, provide the warranty papers. Do the same with anything new that is a big ticket item, like water heater, washer and dryer, roof, or HVAC system.
