
Finding the perfect home is no easy task, especially when there aren’t many homes on the market! Here are a few tips for finding a home when inventory is low.
1. ASK YOUR AGENT ABOUT EXPIRED AND WITHDRAWN LISTINGS
A proactive real estate agent will not only scour the active listings on the market but they will also look into expired and withdrawn listings in the area you are interested in. In many situations the seller could still be open to selling their home. Write a letter expressing your interest in purchasing their home, if you show the owner you are serious, you may get a positive response.
2. ASK YOUR AGENT ABOUT NEW CONSTRUCTION
Did you know that the majority of new construction homes will never be listed on a multiple listing service? In a low-inventory market, that is a big deal! Ask your real estate agent about neighborhoods with a high amount of new construction and go take a drive! If you can, stop and talk to builders or at least take note of their names and contact them later.
3. CHECK OUT ZILLOW’S “MAKE ME MOVE” FEATURE
You won’t find these homes actively listed on the market but you will find sellers who are considering a move, for the right price. When searching properties in Zillow simply click the dropdown to the right of the search bar and select the “Potential Listings” feature. This also allows you to see homes that are in “pre-foreclosure”.
