You may find it challenging in the sellers market of Charlotte to find your perfect home.
BUT it's not impossible, you just need to be prepared and go about it SMARTER.
FIRST TALK to a lender or Two - I'm not sure why people are hesitant about this process. This is imperative and trust me, they want to help you.
The Internet - It's a great way to research neighborhoods and areas. Use Google maps to "walk" around visually and see how the neighborhood looks to you. Once you narrow down where it is you want to live........
Find a good agent. You might be surprised that it costs buyers nothing!! The seller pays the real estate commission to their chosen firm and that firm splits it with a buyer agent's firm. Ask friends, family members and co-workers for referrals.
And if you enjoyed working with your agent, refer them to your family, it's the life line of their business!! Look for a full-time agent who works often in the neighborhoods where you’re looking, one who can devote the time to you.
Be ready to move fast. A well-located house in good condition and priced right will sell quickly in this market, sometimes even the first day!! Be ready to make a decision when you find a home you like. You may have to act "fast", I have experienced bidding wars, If you are a little unsure, or need to think about it a little longer, the property is going to be gone.”
Expecting to get a HOT deal? The days of getting a house at a discount are gone. That doesn’t mean you will not be able to get a good deal on a house that needs work, or is in a less popular location or is in less demand. , there is usually very little negotiating room on price. Don't low ball the offer when it has only been on the market 1-5 days, that's a sure way not to get it.
Do you like sugar? Maybe sweeten your offer. Cash is King!! However, Most buyers can’t pay all cash. Fear 
not!! There are ways beyond price to make your offer more attractive to a seller. Your AGENT could speak with the seller’s agent to see if a faster or slower closing would be desirable. Consider waiving mortgage or inspection contingencies (which does not mean forgoing the inspection), forego a seller-provided warranty or otherwise sweeten the deal from the seller’s perspective.
