When you have made the choice to have an Open House here are 5 steps to make it Successful:

Step 1 is the most important, Keep It Clean. This is a time where you want your home to shine for all the right reasons and not all the wrong ones. A clean home on the inside will let potential buyers know that you care for the home and also let them envision what it would look like with their stuff in it.

Step 2 is to make sure the outside of your home says Welcome and not run! This can be accomplished by making sure that there is no clutter on decks, porches, on the lawn, and that your home is easy to access.

Step 3 is to make it feel like home and nothing does that better than FOOD! Providing freshly baked cookies, or light snacks can put a potential buyer into a comfortable position instead of feeling like they are intruding on someone else’s turf.

Step 4 is to make sure that you are priced to sell. Even the most luxurious homes will not sell at an unreasonable price. Make sure your realtor has shown you the value of your home and what you can expect the current market to bring for a home like yours. Be ready to negotiate and know what you are and are not willing to compromise on.

Step 5 is to make sure that each person that comes to the open house leaves with something in hand about your home such as a listing sheet, a flyer, etc. It should clearly highlight your homes qualities and have a clear way for them to get more information or more importantly to make an offer.
