Buck, nice job... As a retired lender (25 yrs) I applaud your covering the bases with the loan options for first time home buyers.  Comparing them with the buyers really does  make a difference, because one size really doesn't fit all.  Even though someone is a Veteran, one of the other options might be better for the Buyer especially considering the Guarantee fee... However, if qualifying payment is the option... then the no monthly MI caould make all the difference.  Wish more lenders were more adept at reviewing ALL options with buyers and presenting the two that might best fit their situation.

Hi Bob. There aren't  many of these loans out there, but we have a Physician Loan Program that is fairly lenient. Only one of the borrowers must be at least a Medical Resident. The max loan amount is $850,000 with only 10% down. So a max purchase price of $944,444. There is a Minimum 700 fico required. Borrowers only need 5% of their own funds. The rest can be gifted per standard conventional guidelines, and a 6% seller assist is allowed. Also, only 3 month's reserves are required. Standard mortgage insurance applies. Nice product all the way around. We are licensed in North Dakota but I'm not sure if we offer this product there. If you have a need for the product, and can't find it locally, let me know, and I'll be happy to look into it for you.
