There were 4 unit sales in January. This is down 42.9% from 7 in January of 2015. This is the lowest unit sales have been since 2 in April, 2014. Sales/list price ratio in January moved up to 96.7% from 96.2% in December.
Prices
Median price in January was $785,000. This is down 1.9% from $800,000 in January of 2015. This is the highest median price has been since August, 2015. 3-month median price of $760,000 in January was up a little from $698,780 in December and up slightly from $720,000 in January of 2015. Price per square foot in January was $320. This is up from $319 in December but down from $325 in January of 2015.
Inventory
Inventory of 48 in January was up 45.5% from 33 in December and up 6.7% from 45 in January of 2015. New listings of 21 in January were up substantially from 2 in December and up considerably from 15 in January of 2015. Months of supply of 4.8 in January was way up from 3.2 in December but down just slightly from 4.9 in January of 2015.
Market Time
Days on market of 89 in January was down a little from 94 in December and down marginally from 90 in January of 2015.
