If you currently own a house in Eastvale CA and it has a square footage ranging from 3000 sqft to 4000 sqft, and you would like to know how much it is worth. The following might shed some light.

Remember that a house is only worth what a buyer is willing to pay, however, from the stats provided for January 2016, we found the following:

 

14 houses are currently available for sale. Ranging from the low $499k to high $599k. The average list price is $542k for a 3300sqft house and the average is 41 days on the market.

 

9 expired listings for the month of January 2016. These homes did not sell for one reason or another. However, the fact that it was priced incorrectly did not help. The average expired listing was $561k with 125 days on the market.

 

13 houses did sell during the month of January. The average sold price was $523k for a 3500sqft home with 105 days on the market. 

 

So if you are a homeowner with a house ranging from 3000 sqft to 4000 sqft and you are contemplating selling it, make sure to hire an agent that will price your house correctly. As inventory continues to decrease, we continue to see an increase in home values.  Home solds were averaging $523k and available listings are now averaging $542k. If you list too high, as evident from the expired data, your home will not sell.

 

Homes are not only priced by their square footage.  Location, condition, neighborhood, upgrades and amenities all must be added into the equation.
