Should I Stage My Vacant Property?

 

Lately, we’re seeing properties that have been renovated by investors or what to do with a vacant roomowners who no longer want to keep the house as rental property.  To quickly recoup their investment, they are considering staging.

 

But what do you do? Bringing in furniture and accessories to stage a vacant home can be expensive.

 

Here are questions you need to ask yourself.

1. What is the condition of the property?

Why is this key?  If you have nothing in the rooms, then what the Buyer will see is the space.  They will also see any flaws as well.

You never want to hide flaws but these things seem to stand out when there’s nothing else to view.

 

2. Are there any rooms that are unusually shaped or defy furniture placement?

In Palm Beach County, we have many condos and townhomes that have what I call Bowling Alley rooms.

You’ve seen them… they often go the length of the house and leaves a Buyer scratching their head wondering where to put the sofa!

 

3. Is there a room in the house that leaves doubt as to its purpose?

It may be a room off of the Master Bedroom that clearly is not the closet but what is it? One of my stagings had a room off of the Master Bedroom that was not the closet (there already was a huge one. And it wasn't a small office because there was one just off the Master Bedroom.) We suggested the owner show it as a yoga/workout room.

 

4. What is your area competition?

Just as in any home sale, you need to know the competition.  What are similar homes priced at and how are they showing?

 

5. Is there room in your budget/bottom line?

Yes, that darn money thing always gets in the way.  However, as stated earlier, bringing in sofas and chairs, beds and tables and all of the other accessories can be costly.  

 

Vacant home staging can cost anywhere from as low as $2500 and go up to $4500++.  It all depends on how much, what type, and where you are.

 

If this is not bottom-line friendly, then make sure that the property is in excellent condition, fresh paint and all repairs made.  This is better than placing random items throughout the house.

In our area we do NOT have stagers, so vacant homes remain that way.

Staging certainly creates that 'wow' factor that can result in multiple offers. Vacant or not, some degree of staging is very wise.
