Real Estate Agent Advice: Asking for feedback on our listings

Like many agents out there we always try to get valuable feedback from past showings on our listings.  We do this to be sure there isn't something we are not seeing and also to be sure the home is priced right and in the showing condition that the potential buyers and showing agents want to see when showing our listings.  I recently heard of one agent that asked if agents are still asking for feedback, because she doesn't see any value in it.  I couldn't disagree more...and I feel this is a must when properly marketing a listing.  

The 3 questions we have started to ask the showing agents are the following:

1)  Is your buyer writing an offer on our listing?

2)  If the answer is no...What would it take for your buyer to write an offer?  (If the showing agent says there is a potential for an upcoming offer - then we will go right into feature presentation).

3)  The final question to the showing agent is...What do you think this listing would sell for?


We feel this gives a better value of just asking a 1-10 or 1-5 rating of the home.  This is a change we have made recently to our featured listing marketing campaign and it has proven to be effective.
