Cordera is a popular neighborhood on the northeast side of Colorado Springs.
Cordera is one of the newest master planned communities with the first houses being built in the mid 2000’s. Just as the neighborhood was getting started the real estate and mortgage down turn of 2007 – 2008 happened. Construction was slow until 2011.
Cordera students are zoned to the highly acclaimed Academy school district 20 schools.
This is a very active neighborhood with 68 single family sales in 2015.
37 of those sales, 54%, were houses built in 2014 or 2015.
16 houses, 23%, had an unfinished basement. The older houses tend to have finished basements while the newer houses may not.
Sold prices ranged from $274,018 up to $684,950.
The median sales price was $418,703.
Median price per square foot was $118.
Median days on market were = 155 days.
Median square footage was 3,559.
54 of the 68 sales had a 3 car garage and 2 of the houses had a 4 car garage.
Cordera does have more turnover than many other Colorado Springs neighborhoods. It is worth a look if you are having trouble finding what you are looking for.
