Shelton CT single family home sales for January 2016  decreased 30% as compared to January 2015 sales.

 

Listing and closed sales averages both INCREASED 13%, and the median went UP 29%.  The closed sales average was the HIGHEST for the year. See chart below.

 

Inventory went down 5% which combined with the low sales rate pushed the absorption rate way up into a strong buyers market for the month.  Translation: it would take 10.79  months to sell off the present inventory of 151 homesSee the three month trend below for a more accurate absorption rate.

 

 

Going forward, there are 37 homes under deposit and 34 homes pending.   These numbers are slightly higher than last month.
