Kua'Aina Mauka - a new housing project in Pukalani Maui HI
There's a new development on the horizon in Upcountry Maui, being offered exclusively by Hawaii Life Real Estate Brokers. Kua'Aina Mauka is going to be a 32 home subdivision off Makani Road and Haleakala Highway in the Pukalani area. 16 houses and 16 little cottages will share a total of 4.69 acres, at an elevation of about 1,400 - 1,500 feet.
This is a Condominium project, which in this case means that a house and cottage pair will share a lot and driveway. Each of the 32 homes is a "condominium" but is also a free-standing building on its own. Here on Maui we call this a Residential Condominium, or Res Condo for short. 16 lots make up the development, with a house and cottage on each lot. There will be CC&R's, by-laws and a Home Owners Association. There is still a lot to be determined.
The cottages refer to homes of 600 sf of interior space, and they come in two models, Nalani and Aouli. Both styles are single level with 2 bedrooms, 1 bathroom, and a 230 sf carport. Pricing starts at $350,000.
The houses refer to 2-story 3Bd/2.5Ba homes with 1,612 sf inside, along with an enclosed garage of 492 sf. Downstairs will be the garage, 2 bedrooms and a bathroom, and a laundry room. Upstairs will be the open space living area with a powder room, and the master bedroom. Pricing starts at $550,000.
The site plan gives you a pretty good idea of how this new neighborhood will look, and you can see how the house and cottage share a driveway. It's going to be really sweet!
Since it's just in the beginning stages, the developers are taking nonbinding pre-registration agreements only at this time. A potential buyer can submit a form, along with a pre-qualification letter from First Hawaiian Bank (or proof of cash funds) and obtain a pre-registration number. This number will get you in line for a purchase when the time comes, but will not obligate you to buy, nor will it obligate the seller to sell to you. It is just a way of "getting your foot in the door" so to speak.
