Great news for my seller clients: Their property at 68 Highland Street in Southbridge, MA, has sold!
This home listed at $219,900 and sold for a price of $222,000. How did they do it? The top four tactics that these sellers did right were:
1. Created an appealing product. My clients updated a mid-1950's home, mixing older character with current trends. Hardwood floors were polished, walls were painted a warm vanilla ice cream, and kitchen and baths were updated - they literally sparkled. Then, the sellers sprinkled delightful gems throughout the home to make it unique and interesting: The original double wall oven (still in working order) was painted fire engine red, and a pendant light fixture was installed to match. A colored-light sensor in the shower made for fun testing of water temperature. Lighted built-in cabinets in the dining room gave off a lovely glow. Touches such as these are rare in our market, and buyers loved them!

2. Maximizing living space. At 1800 square feet, this was a modest-size home. The sellers made use of the open floor plan, arranging furniture to show off the space and also keep traffic flowing nicely. A big bonus was the creation of a living space in the basement. Walls were painted white, and rather than install carpet or flooring, the sellers used concrete paint on the floor. They then added a fun color-changing electric "fireplace" and included a flat screen TV for the buyers. It truly was a welcoming and fun space.
3. Boosting curb appeal and outdoor spaces. This home had a level lot and fenced yard. The sellers improved upon the front foundation plantings and had the entire driveway rebuilt. The back yard was trimmed, and the patio was staged with colorful furniture.
4. Priced it right. The sellers set a price that was in line with the recommendations in my market analysis. Due to their efforts in creating an appealing home, we were able to sell the house at the high end of my value range. The average sale price per square foot in Southbridge is $112...we were able to sell this property at $121 per square foot.
