How to get, send and receive referrals in Real Estate.

 

It's been an amazing start to the year and it's been about referrals for me!  I have sent 3 so far in the past 90 days.  I taught my over 80 year old Father to "lurk" on Facebook a few years back and he's enjoying watching the progress of the grands and great grand children in photos.  He is "Listening in to their lives."  That same thought process can get you more referrals and here's how.  Daddy, (sorry I was born in the South!) didn't want to intrude and I think that could be why you are missing out on helping folks who really need it!  As you live your life and hear folks talking about a home, (as a REALTOR®) your ears perk up and then close down when you hear it's "someplace else!"  STOP THAT!

 

Instead ask, "Do you need a REALTOR® to help with that? Maybe I can help!"

Expect them to look surprised that you offered but, then it will change to interested!

I was at dinner last night and did exactly this and ended up with a referral that may pay me over 2000.  So when you say, No they will just say No! (Maybe I can hear long distance-No, I just know REALTORS® really well!) Is it worth it to maybe get a check for $2000?  I didn't know when I asked the question how much it was worth. I just played the odds, which turned out to pay better than a lottery ticket!

 

Always have a friend or family member who knows how to help you. When I go to the post office for stamps-Yes I still make the trip-it's networking! Be sure to always go when it's busy! and then

 

Here's how:

  • Heh, Alison how was school today?  Talk, Talk, Talk, Talk
  • Mom, How was yours?  Talk, Talk Talk:   Voice full of excitement and enthusiasm.
    • "I saw a really cool house that I think is going to work perfectly for one of my buyers,  the ___" insert name of buyers here! 
    • "It is simply gorgeous, I just sent them a text," (urgent, important and you are savvy) "to tell them what I have found."

     

    • It pulls people in so if they need a house they know you will work hard to find it and if they need to sell, they know you have multiple buyers and you are interested in hearing about houses!

Make a list of places where you stand in line or have to wait. Make a list of folks who will play with you and get out of the house!  Referrals or local business is just around the corner.
