I'm surprised we haven't had more participation from other markets around the country, in showing what's available for different price points. As this little series continues, I find it more challenging each day to choose the perfect home. Tuesday's $100,000 home was pretty easy, and yesterday's 200,000 home was more challenging. Today, I find myself with nine solid candidates; all beautiful homes with fantastic features. They range in year of construction from 1984 to 2007 new construction. The average size is 3,034 square feet and the average sold price per square foot is $102.12. The average Days on Market is 100, and these homes sold an average of 99.4% of their list price. These are all positive indicators of our current market in Edmond.
So, the home I finally chose, located in historic Arrowhead Hills, is actually the oldest of the nine. Here's what you get in Edmond, OK for around $300,000:
This home was built in 1984 on 0.51 acre. It's a 4 bed, 2.5 bath brick home with 3 living & 2 dining rooms in 3216 square feet MOL. It has a 3-car attached garage, concrete shingle roof, full wood fence, zoned gas heat and zoned electric cooling. The property taxes last year were $2195.35 and the description on the OKC MLS reads as follows:
concrete tile roof/replaced items-heating and airconditioning units/fence/garage doors/carpet/wood flooring/master bath remodeled-granite/other baths remodeled/kitchen remodeled. Water garden/waterfall in yard.
This home closed in February, 2007 for $290,000 or $90.17 per square foot.
