Find your Niche and Stay Diligent
I am the Co-Founder of Lake And Town Realty and live with my wife Suzanne and 12 yr old triplet boys Mikey, Ryan and Anthony (pictured right). We reside in the Lake Norman region located 20 miles north Charlotte.
My partner Nick and I decided about 4 years ago to concentrate on a specific "niche" because it was difficult to compete with all the great companies and agents in the area. So we now specialize in Lake Norman waterfront real estate.
Over the years we have spent tens of thousands of dollars (UGGHH#1) redesigning our website (Lake And Town Realty), advertisement with google, zillow, trulia (not good), and blogging on Active Rain (very good). I also have spent an enormous amount of time learning the google "stuff". I have finally been able to reach the Top 3 on page 1 of Google for specific keywords such as " Lake Norman waterfront real estate".
Of course we all know through that many leads have come in, such as Joe Blow, Mickey Mouse and MR Do Not Contact. (UGGHH#2)! I know this can be frustrating and make you wonder if it is all worth it. I know I have but I continued to enter all the leads (minus the aforementioned) and follow up
I have entered over 1000 leads in the past 10 years and have set all of them up on their custom home search following up with phone calls and emails. I can't even estimate the amount of time I spent diligently sending personal notes, phone calls etc... but my wife and kids always made it know that I need to get off the computer or phone. We all know our clients can dictate our crazy hours...UGHH#3!
However, all the hours and money spent is finally paying off. Pictured to the left if my first million dollar home sale. I worked with 2 wonderful people for close to 6 months and found their dream home in The Point located in Mooresville, NC on Lake Norman.
I know that while many of you can get frustrated working all those false leads (UGHH#3) it is building that data base which is so important.
Especially when you walk out of the closing with a commission check for a million dollar sale!!! No more UGHHHH I promise!
