I Was Mentally Exhausted but 30 Riderwood Has Sold

Sold - 30 Riderwood Rd Wynstone When my buyers started out the process of buying this Wynstone North Barrington home I am sure they never expected to have the patience of a saint to get it to closing. Neither frankly did I! Together we started the process on August 4th 2015 and February 23rd 2016 was closing day. That's just over 6 months from start to finish. It wasn't that we looked at hundreds of homes, this was one home. It was owned by the bank and really should have been an easy sale. Yet we had to go through many trials of patience to get to the final date, closing day. Trials including but not limited to:

  • Change of asset company preventing an offer to be accepted.
  • Delay in presenting offer to new asset company while they got their new systems in place.
  • Many offers rejected through online system, it felt like a robot rejected everything we sent.
  • Buyers agent (Me) appealing to said Robot and asking for a human to review and consider offers.
  • Offer finally accepted, 2 months after first attempt.
  • Appraisal rejected, water not on.
  • Water turned on, elec. turned on, gas turned on.
  • Water leaks found.
  • Numerous referrals back to bank for more work to be approved for appraisal.
  • Rinse and repeat on the water so many times we lost count.
  • Revised offer to cash.
  • Back to bank who wants more water work done.
  • Push back and said we were ready to abandon deal.
  • Arrange our own plumbing quote to repair all water line issues to support a cash deal difference.
  • Finally cash offer accepted in lieu of work.
  • Numerous amendments to offer and closing date.
  • Closing date set but then amended.
  • Closing day comes all paperwork sent in because the title company is in Atlanta! (Money wired ahead of time no less!)
  • Day comes and goes, ownership not yet approved. The Deed has an error.
  • Day two still no ownership approval. Waiting on revised deed.
  • Make numerous calls to title company requesting ownership confirmation.
  • Day three and no ownership, should have it by tomorrow. A call to attorneys office preparing deed tells me they were never asked to amend it. Well you do I now I tell him!
  • Day four Deed delivered by attorney office, early, just as James promised.
  • Day four -  a call in the morning and another at 1.40pm at which point it's ultimatum time.
  • I give the guy 2 hours to get the deed executed. He promises to call in 2 hours but does not.
  • I am in the middle of collecting my car from an auto shop and decide to call him at 2.5 hours passed.
  • I then tell him I am staying on the phone until, I get the all clear, even though I am driving (Thank you Bluetooth)
  • Tick tock, tick tock, He tells me the deed is signed and he is sending it but no funding until Monday.
  • At this point I tell him to go to whoever and get me permission to give the buyer his keys, they have his money the deed is legal and I don't care that another department will fund the bank on Monday!
  • 27 minutes later I finally get it.
  • All of this because there are departments that do one thing at a time, so the deal got shuffled around and around and around with zero sense of urgency, and no-one seems to care AT ALL, except for me.

There are times in this job we have to push really hard and this was one of them.

Late Friday to the absolute relief of the buyer I drive over to his home and deliver his keys!

That summary really does not begin to describe the incredible frustration experienced which in my opinion was just not necessary. The seller has a real estate agent, why involve a third party company that does not understand "Time Is Of The Essence" at all.

Yet our patience has finally been rewarded! My buyers can now focus less on calling me for updates and more on making the needed repairs so they can move into their new home. Our original closing date was November 28th! A little late don't you think? It has been the longest transaction I have ever done and that includes all those horrible sales called short sales. A bank owned sale should be done and dusted much much quicker.

So as I close another sale in the gated golf community of Wynstone North Barrington, I hope the neighbors will enjoy watching the transformation about to happen at 30 Riderwood Rd and welcome their new neighbors! For me I am thankful for buyers who had so much patience with such a ridiculous process and stuck to the end to get their dream home. Congratulations seems like an understatement.
