False advertising Bedrooms in MLS

I have talked with agents in my area and it is something that I am considering bringing up to our MLS.  When agents input a listing and put that it has 4 bedrooms and than add in the comments that the 4th bedroom is nonconforming it make the bedroom search worthless.  Every-time that you search for 4 bedrooms homes you get a list of them that are three bedroom with a room in the basement that doesn't meet the requirements of a bedroom.  Now I get a list of lets say forty homes and I have to read through all the remarks to see which ones I can send to me buyer.  This brings up another question many people ask.  What is the standard for a bedroom?  Well this will very by area you build in, but it appears most places base there code on the "international residential code" and then may add to it for there area.  So from what I found this is the basis of the code for a legal bedroom.

 An emergency egress window is required in each bedroom. Maximum sill height of emergency window is 44 inches above the floor. Minimum opening height is 24 inches and minimum opening width is 20 inches. Window wells shall provide a net clear area of 9 square feet with a minimum horizontal projection and width of 36 inches. Window wells deeper than 44 inches shall have a permanent ladder or steps

False Advertising of any kind is a hot topic for me right now.  It's incredible and appalling how some agents that are clueless when it comes to Short Sales boast of hundreds of transactions and high closing ratios - neither metric being supported by the MLS.
