so true Erin. I know of agents who take it very personally if someone does not choose them. People have many reasons for why/how they choose. They often have a change of mind later.

So true - we do not love sore losers. HA!
Hi Erin - It's those kinds of situations where professionalism and persistence pay off. Both our lender and our title company became members of our team in similar circumstances.

Erin Bates This is an excellent report on properly fallow up on leads.

Follow up is the only way to close many leads, and many people fail to do it. Sounds like Ben knows what he's doing, great testimonial here!

Thank you! I am hoping Ben will get some good business off it.
You make an excellent point about followup, Erin. Many simply give up after initial contact!

Thanks for this post. A great reminder that No does not always mean no ... it just means "Not Yet!"

Ha, that gave me a good laugh. No means, ask again tomorrow.
This is true. If at first you don't succeed try and try again.

Unfortunately no, they were very kind people but just could not get the job done. The straw that broke the camel's back was when they said "we will get back to you tomorrow, we are meeting with some very important clients today". Hmm.
Good advice and it reminds us that we can't just be online (although that is a good place to be) but we have to be face to face with people and follow up, follow up.

THANK YOU! You are so right, we often get caught up in the new technologies and forget that people just want to connect.
Turning suspects into prospects should always be your goal. As you email, text and direct mail your list, make sure to mix that with a phone call...

NICE! Great class from what I hear. It is an awesome idea to come up with a plan of action for how to convert leads and obviously follow up and personal connection is key.
Stay professional and follow-up are key. We have some online leads that tell us they are working with another agent. We make a note but then follow-up at a later date just to see if they're still happy with that other agent, who obviously doesn't have a website as good as ours. :)
Great post!
That is PERFECT. I bet you have had lots of people smiling to think that you still cared about them even when they had another agent.
Thanks for sharing Erin. You are so right that time can change things. We need to be patient and professional and we will reap the good results.
Good post.
It's the art between trying too hard and not trying enough. It's a weird balance and teeter totter.

I mean, timing really is everything and then there's not waiting too long also. That's yet another balance. John Wiley
Hi Erin --- what a powerful example. Ben Winter has a positive attitude that will likely bring the best possible results for Williams Title. This sounds like an ideal match.
Your post provided us with a lot if wisdom, and for me, inspiration, so thank you Erin!
Yesterday a seller called to let me know they chose a different agent. I was disappointed! Still, I was graceful and professional, and quickly sent an email to their cousin-a high end agent in another market who had referred me - and thanked her for the opportunity.
Hi Erin, you offer tons of wisdom in this post, so glad you found Ben Winter, I'm confident he will add tons to Williams Title Co.
Very smart advice except in real estate if we lose a listing, we can't follow up. I still mail my "farm" cards to those that didn't list with me, and try to include relevant data but personal phone calls are out. Love the concept and this is a great piece of advice for us if it doesn't involve a listing. Staying in touch is key, even if we feel the other party isn't interested.
Good morning Erin Bates ,
Wow for the life of me I don't understand why this post isn't featured! I caught your post when Winston Heverly reblogged. What a power example of how good communication and follow up is the best route to take! It sounds like you made the right choice!!
