So much of the home buying process is visual. 

From the time the buyer arrives to the time they leave' your house is speaking to them. It doesn't matter what language the buyer speaks, that visual conversation takes place. That is why it is so important to present your home in the best possible condition

Your Curb Appeal should say 'my owners are house proud and I am well maintained.'

This message should be carried throughout the house by the flooring, paint, lighting and plumbing fixtures. 

Buyers want value for their money and will choose the home that shows it. Sellers must compete for the buyer's offer. Let's face it they will be looking at many other homes in the same price range and general location. 

They will gravitate to the home with fresh paint in current colors, updated lighting, flooring in good condition and kitchen and bathrooms that don't need big investments. 

If you don't have the budget to do updates, show them an older but well maintained home.

Repairs small and large should be addressed. Get that crack in the foundation fixed. Replace that torn screen. Take a serious look at the roof shingles. How do your walkways and driveway look?

Totally agree. At least it should be cleaned if you don't have anything to invest in the home. If you can invest you need a few upgrades because you do need to stand out from the competition.

Those small maintenance issues could turn buyers away, or result in low offers. The better the house looks, the better the offer.

Thank you Sham Reddy . The converstion with the buyer starts as soon as they arrive. Your curb appeal should get them out of the car not encourage them to drive away without seeing the house.

Such good points, some homeowners just don't want to take the extra steps . They think the buyer will want to change things themselves. I tell them well now it's a fixer upper. Then they get to cleaning and fixing. Lol

I know a lot of homeowners are getting pre-sale inspections done on their properties now so they are aware of what needs to be fixed and can address what they can before going on the market.

Great advise Janice!  Buyers are definitely looking for the "Move-In" and "Safe-Buy" home.  A buyer is looking for a home that is better than the home they currently live in...  a step up from what they have.  Anything that shows "work" means time and money to the buyer.  A seller needs to creatate excitement in and outside their home to generate great offers!
