SOLD-Mayor Ct #D Corona CA 92879
This was a special purchase for my buyer. This condo in Corona CA Gallery Townhome community was taking back up offers. My buyer wanted to live in this community and there was only two other listings besides Mayor. The other two were over priced for my buyer but Mayor was priced right. We noticed it was on the market for awhile before it went to Back Up. It's was a bank owned property which the bank put some money into it such as a new air conditioner, heating system, new carpet, new paint, garage door & opener, stove and microwave and water heater. So it was pretty much ready to go. But we only had one problem. The property already had a offer on it.
So one day I called to find the status of the current offer. The agent told me to call the following week, so I did. She said I'm a persistent fellow which I agreed. Well good news the buyer did not qualify for the loan to purchase, he even tried to get someone to co-sign but you know how that goes. So I told my buyer we need to put an offer in now! The agent had Back Up offers but they were low from investors and a few others but they were all long gone by now. So we put the offer in and as you can see we closed on this great deal.
So my suggestion is never give up on Back Up offers. In most cases you can come in and swoop in on a great property. With Back Up you have less competition because they don't show active, you actually have to look up back offers to find them.
