Lorinda, it's going really well. With the slow down in the market, there are more people renting and that's good news for all of the cash flow investors out there.

The biggest pointer I can give you is to do business fairly. Do your job and treat people right. It seems like every property manager I come across in Indiana is crooked in one way or another, except for the one I'm working with right now. It's a real blessing. Integrity is a huge deal when you're taking care of people's assets.

Property management is a thankless job. Tenants pretty much do not like landlords and owners have high expectations in a very risky venture.  Lots of things can and do go wrong and the messenger is the one that gets the blame. 

I have been a property manager for close to 30 years and have seen it all. 

The nice thing is that relationships are created and you can keep a client for a long time.  It is not sales where you have to go find new clients every month.  Take care of what you have and new business will come to you!
