February 2016 Real Estate Results: Monroe NY 10950

As seen below, the real estate results for Monroe, NY are now available for the February 2016 period.

 

 

The median sales price in February showed a 10% increase over January, a healthy uptick considering February results included 25% distressed properties. Although the above does show the sales price results continue to lag 2015, up is good and the last few months have been encouraging.

 

Regarding sales volume, sales volume is healthy in the Monroe NY area, ~20% higher than this time last year. As mentioned in previous posts, inventory remains low for the area, although the last few days have seen some new listings appear. There were 107 available homes at the end of January and there are now 110 single family homes for sale.

Kat Palmiotti Great and easy to understand market report. It doesn't  jive though that prices have dropped while inventory remains low. There must be other extraneous factors at play. Government, taxes, employment market? Distressed properties usually means the investors move in, but if the jobs market will not provide prospective tenants, then everyone loses. Roger - Thanks for stopping by! Pricing are inching up and demand continues to be strong.

Conrad - Yes, our county still has quite a few distressed properties.

Sandy/Norm - Inventory has been low the last few months and prices have been increasing, so I think that's the right direction! Our area (Orange County NY) never rebounded as other areas did.
