Do you have a birthday cake clause in your leases?

To all the landlords out there: if you send out your proposed lease as a Word doc, you might want to read it before you sign it.  One landlord will be providing birthday cakes (not vanilla) for his tenants.    The tenant posted a photo of the birthday cake clause for the world to see.

Joe - I think the tenant decided to have some fun with the Word doc before they signed the lease.  It looks like the landlord will be providing cakes as a result.

Ed - it doesn't specify, so cupcakes should be fine.

Mark - this is a humorous illustration of a serious flaw (sending out a contract in a Word doc that can be editied, then the landord signing it apparently without reviewing the document) BUT - if you have a good tenant, maybe they should get a birthday cake every year.

Joan - chocolate cake, or chocolate icing?  Or both??

I must admit Dan, I have never seen a birthday cake clause before, hopefully there aren't any of my leases.

Hi Joe, you might have a birthday cake clause or worse in your leases if you send out your leases to tenants as Word documents.  In this case the tenants had some fun with it.
