What about that home inspection?  A home inspection is done for the buyer of the property to disclose the current condition. Home inspections are frequently required for mortgage financing, because the lender wants to be advised of any structural defects or code infractions.  But even if you are buying your next home cash, a home inspection is a very good idea.  Protect your liquid assets, get a home inspection.

Home inspectors say there are five main errors that buyers make when it comes to home inspections. We have listed them here for your review.

  1. New construction. This may actually sound strange that a brand new home needs an inspection, but it is true.  Do not assume that all of the contractors and subcontractors working on the house never made a mistake.  Some more extreme stories even include problems with main support beams and plumbing connections.
  2. Wrong Inspector.  This means that the buyer hires an inspector for all of the wrong reasons like; a friend or a family friend, or someone who will get you thru.  This is not a good idea.  You want a tough inspector who is fair and detailed.  Someone without an agenda, who will disclose the information you need to know.
  3. Not coming along.  Because you are purchasing the services of the inspector you are allowed and should come along.  This is a great opportunity to see the maintenance areas of the property, and to get a closer look. Take a few extra moments and poke around a little more.
  4. Not following the recommendations.  Depending on the financing for the property you may be forced to follow the recommendations.  If you are a cash buyer, do not fail to follow up on the recommendations.  Needed repairs and structural problems can really expand your costs associated with the property.
  5. No ESP.  Believe it or not, inspectors do not have ESP.  If you have an area of concern or have questions, go ahead and ask.  If you have a concern, tell the inspector so they can look for you.  Just a few moments can put in a report what you want to know. This is a service for you the buyer, get the most out of it.
