I am writing this because it is a great Real Estate story and because it helped to restore my faith in humanity,
A Realtor in my office recently took a listing on an expensive and highly desirable property. The home owner had over a half million dollars in equity. The property received multiple offers. The offer that was chosen had No Contingencies. All had been waved by the buyer which made the full price offer even more attractive.
When the buyer began inspections a leak under the home revealed a leak and a repair bill of $11,000. The buy said I want the property so I will pay for the repair as I agreed to when the offer was submitted.
The home owner said NO! I will pay for the repair because its my house and you shouldn't have to spend your money to repair my house. It was explained to the somewhat elderly home owner that she didn't need to pay as the contract was written so she wouldn't have any expense. Then she made her point very clear. She said I know what the contract says, and my ethics and sense of fair play say something else. I am paying.
Buyer was shocked, the seller paid and I think the families will be friends for life.
