A Seller Steps Up

I am writing this because it is a great Real Estate story and because it helped to restore my faith in humanity,

A Realtor in my office recently took a listing on an expensive and highly desirable property. The home owner had over a half million dollars in equity. The property received multiple offers. The offer that was chosen had No Contingencies. All had been waved by the buyer which made the full price offer even more attractive.

When the buyer began inspections a leak under the home revealed a leak and a repair bill of $11,000. The buy said I want the property so I will pay for the repair as I agreed to when the offer was submitted.

The home owner said NO! I will pay for the repair because its my house and you shouldn't have to spend your money to repair my house. It was explained to the somewhat elderly home owner that she didn't need to pay as the contract was written so she wouldn't have any expense. Then she made her point very clear. She said I know what the contract says, and my ethics and sense of fair play say something else. I am paying.

Buyer was shocked, the seller paid and I think the families will be friends for life.

Nice story,  .   WE do get the opportunity to come across such delightful clients, on both sides.... that it truly restores faith in others ethics and belief systems.  Too often, the "imaginary fence" is driven up between sellers and buyers.... we as the professional need to keep that fence OUT!

Wow Dale this is one amazing lady to step up to the plate and repair the leak. Very very impressive.  I see people getting all nuts about $200 or $300 and it seems so trivial to me.   There are people just like this lady in my world but none quite like this.

That's crazy I never heard of both fighting to pay for the cost of a repair. I love working with people like that. It's what keeps me doing what I love to do.

Dan, I agree with the imaginary fence. In most cases there is no need for it to become an adversarial relationship.

Bob, her ethics and sense of fair play is amazing. She is my friend to, as I did the open that brought the offers in. She was great to talk with.

Anna you are correct. We have all unfortunately see a petty disagreement of a $200. or $300 dollar item implode a deal that should have happened.

Mike, you made me laugh. They weren't fighting over it, the seller made it VERY clear who was paying.
