Let’s take a look at our buyer market first. There are many reasons why a buyer might want or need to purchase a new home. But there are really only two main TYPES of buyers; those who CHOOSE to move or those who HAVE TO move.

  • Recently divorced couples  

  • Young adults who can now afford to move out on their own 

  • Growing families who want to find a larger home   

  • Renters who decide it’s time to be homeowners

  • Parents who want a better school system for their children 

  • Commuter who wants to be closer to work 

HAVE TO Buyers 

  • A renter is told his home has been sold and he needs to move out 

  • A company closed its doors and the buyers new job is in another city or state 

  • Natural disaster, such as fire or flooding, destroyed their existing home  

  • A medical situation requires one floor living and the current home is 2 stories 

  • A company relocates its office to another town and the commute is too far 

  • Financial difficulties require them to sell or lose their home 

  • Mom or dad needs someone close by due to sudden medical issues

Buyers in this category come to the market all year long. However, if you list during the off season you have a greater change of this buyer finding you and your home.

 

There are other advantages of listing your home in the off season. You’ll have less competition with inventory being lower. You may get a better price for your property than when there are abundant homes for sale in the area you live. The buyers who are looking to purchase a home during this time are typically more serious and tend to make stronger offers, especially those in the “HAVE TO” group.

The majority of the “CHOOSE TO” buyers looking for a home will do so during the “good weather” seasons of late spring through early fall. Especially buyers with school age children who want to find, purchase, and move into a new home before the new school session starts. Statistics say 60% of all home sales occur during the summer months. With all the competition out there however, home sales may be up, but selling prices may be down.
