On March 8, 2016, ActiveRain University held another successful real estate education webinar entitled "Starting from Scratch: Build a Market Plan from the Ground Up . The webinar was headlined by, who else, but our Community Evangelist, Bob Stewart who hosted the good-looking veterans of the real estate industry, Andrew Dorn and Kevin Markarian. To be clear this webinar is not about building a marketing plan, it is about building a plan to be successful in a market.
So how exactly are these two gentlemen veterans in the real estate industry and why should you spend your precious time listening to them? Andrew Dorn is the National Speaker and Vice President at Move Inc. and over 15 years with the Realtor.com family. Having spoken to over 50, 000 real estate agents, minimum, during the said period. On the other hand, Kevin Markarian is a top Realtor broker who has been a real estate leader since 2002, having experienced explosive growth throughout the years with a current roster of nearly 30 team members. Even more impressive is Kevin's sales volume in 2015 at a whopping $80 million. What's interesting to note is of 76 sales made in the last year 52% of the sales were from internet leads.
Bob kicked off with the usual introductions along with the humble beginnings of Kevin and how he started his road to success by moving to San Francisco in 2008 from his previous market as a lone agent eventually the powerhouse team that he now has. So how does one go about building their business from the ground? According to them it starts out with goal setting, having objectives, and creating a plan. It sounds obvious to an extent of being cheezy and lame, but as the saying goes, if you fail to plan then you plan to fail.
The trio then moved on to what steps you have to take to ensure your success on a market. You can have all the tools in an agent's arsenal gifted to you but if you do not know how to successfully leverage these tools to engage your market then they are practically useless. So the first step on the road to success, is to amplify your marketing message. In a world that lives by the 5-star system, where consumers are constantly basing their decisions on reviews and recommendations; the primary way of amplifying your message would be to get clear, glowing recommendations from clients. Another way to amplify your message would be to leverage advice and proven scripts and find what best works for you in engaging your market.
Once you've reached your market, your message is out there and you have a well-established presence online and offline, you have to take step number two, which is to build a deep, vetted pipeline of prospects. Find opportunities at open houses and around town, join a team with a steady flow of prospect leads, look at lead programs with highly qualified buyers and explore FSBOs and expired; these several ways that the trio delved into to allow you to build a strong pipeline.
Now that you have a deep, vetted pipeline of prospects, what now? You follow a strategic communication plan. As Andrew mentioned, you won't get to $80 million in gross sales like Kevin did without a system! Have an online database and a CRM that keeps you organized to remind you of what to do on a daily basis. Think of it this way 12% of real estate leads nationwide are reached immediately, by using real estate tools that allow you to reach leads within that short window you place yourself ahead of 88% of your competition!
Overall, the webinar was just jam packed with an incredible amount of information to help you build your real estate business regardless of whether you're just starting out or are well on your way to that $80 million sales volume. As much information as we tried to place on this blog, it pales in comparison to what was discussed in the webinar and with the multitude of praises and questions received at the end of the webinar it was no wonder we exceeded the hour!
