More properties come available in March 2016, demand is increasing, days on market is dropping downward ~ these are the current trends for the Encino real estate market.

Supply and Demand

In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller's Market zone.

According to themls.com in Encino city per 3/9/16:

98 active homes for sale (sfr):

Low price: $549,500  ( 17835 Martha St. 2br/1ba 891 sqft)  

High price: $6,995,000  ( 5220 Encino Ave. 6br/9ba 8,800 sqft)

26 homes were sold in February( 40 in January 2016) with Avg.SP/Avg.LP =  97.85%

It's interesting, Inna, that you have a category in your status for "relisted" that resets the DOM in Encino. Here in Sacramento we call that a brand new listing! LOL.

Yes, the local MLS added it last year. Now it is not DOM but CDOM( combined) even if you have a week or so break between re listing.
