Our market is hot right now with pending sales up 21.5% over last month and also up 21.5% over last February and expected to see our typical spring flush. 

 

Highest Selling Home - The highest selling home in El Dorado Hills for February 2016 was an amazing 8125 square foot home in the Kalithea neighborhood on Carmen Drive with 180 degree views of Folsom Lake (which is filling up nicely with all the rains) and the Valley night lights! It was designed by Donald Joseph and built in 2012 on approximately .97 acres. It is a Craftsman style with soaring ceilings and exquisite appointments including a glass pocket wall, an infinity edge pool, spa, gym, outdoor kitchen, and fire pit. It sold for $2,350,000.

Lowest Selling Home - The lowest selling home in El Dorado Hills for February 2016 was this single story in the Hills of El Dorado neighborhood on Tea Rose Dr.  It was built in 1998 on an approximately .23 acre lot backing to a greenbelt with 1,237 square feet, 3 bedrooms and 2 baths.  It sold in just 44 days at 98% of the list price for $360,000 which equated to $291/ square foot.

$400K - $600K = 24 sales

$600K - $750K = 12 sales

$750K - $1Million = 7

$1Mil and over = 4

 

In general our inventory is picking up but is still low in El Dorado Hills as far as resale homes so many homes are seeing multiple offers, especially if they are priced well.   Of the 51 homes that sold amazingly 22 (43%) sold at list price or over!
