Should a Home Seller ever TEST the waters when Listing their home?

Real estate is not a good "testing" ground. 

I sell homes rather than just list homes.  Testing the market simply wastes time and hurts the property sale in the long run. 

There was a terrific listing in my area that was listed at $649,000.  It did not get showings or an offer and the listing expired.  Another agent listing the house at $559,000.  It was still too high.  Eventually, they lowered the price to $525,000.

My buyers put in an offer and they settled on $510,000.  It took 9 months to get to contract. 

If the first listing agent had the guts to tell the truth about value and explain the negatives about overpricing, they would have sold the property much sooner.  The seller was so disappointed because they believed the value of the home was $139,900 higher than it really was. 

It is our job to price listings to sell so we get the job done and have a happy seller who will refer business to us in the future and will remain a customer for life.

When Listing a home for sale, should a Home Seller "Test the waters first"? A big question popped in my head when a Manchester NH Area Home Owner told me an agent from one of the national franchise companies told her she should "test the waters" by placing the listing on their web site for a couple of weeks before going pubic in the MLS. That question was did she want to SELL her home or simply mess around. YES I said that, mess around.... Selling a home is a serious business. You have one time to be a new listing and if you are serious about selling, this is not time to test any waters, it is time to get your home in front if every potential buyer you can.

 

My faithful readers always hear me say we do not just list homes, we SELL them.

 

What does that mean? It means I believe in doing things right the first time That includes pricing the home correctly, tips to get the home ready to show, informing the seller how the selling process will work and putting into place a top notch marketing system to get your house out in front of every potential buyer we can from day 1.

Not all agents are created equal. Choose only the best.
