Now that your home is on the market you want to make it as appealing to buyers as you can. But realistically, The Murray Morris Group, in Richmond, Virginia, is well aware you won't be able to keep it always looking like a model home. After all, you, your husband, 4 kids, the cat and the dog are all still living in it! But if you really want it to sell, we suggest you DON"T do these five things!
#1 – Don’t leave all your wonderful, personal photos everywhere!
Please pack these up for your new home. Buyers want to envision what their photos will look like on the walls, the mantel and the end tables. They really won't be able to do that if all they see are your family's smiling faces, no matter how great the pictures are.
#2 – Don’t keep your repurposed rooms and storage just as they are!
Have you turned the spare bedroom into an office, workout room or better yet, a walk-in closet? Are there extra storage cupboards or open shelving in several of your rooms? What better way to show your buyers this home does not have enough space! Pack it all up and take it off-site to a storage facility until you move into your new home. You need to open up your existing home and show there is plenty of room for everything. Extra bedrooms are more of a selling point than an office or exercise room.
#3 – Don’t keep all your pet's belongs scattered everywhere!
Just look at the place, there's your cat's scratching post, little stuffed mice and
snuggly bed, your dog's chewed up tennis balls, smelly stuffed animals, and half-digested bones. You love your pets! Your potential buyers however, will find it unattractive, and will wonder if your pets have the run of the house. If they do, what damage might they have done? Clean it up, store what you can, and keep a covered toy box handy to toss everything into before potential buyers arrive to see your home.
#4 – Don’t keep stacks of magazines, newspapers and books just like they are!
You and your family are avid readers, so this is what happens! Potential buyers won't see it that way. They will be put off by the clutter and not see the true potential your rooms really have. Clear out your bookcases, pack up those extra books and store them away until you move. Get rid of the stacks of magazines and newspapers. Clear them off all the counters, tables, nightstands and floors. Make room in a nice floor basket or an end table for your current editions.
#5 – Don’t leave day-to-day necessities lying everywhere!
En
vision a potential buyer entering your home. They see the morning cereal box on the kitchen counter, the toothpaste on the bathroom sink, and your jammies on the bedroom floor! Whoa! Not a pretty sight, is it? For the next few weeks you're going to have to make everyone clean up after themselves. Might be a tough task, but well worth it to have a clean home to show off!
We at The Murray Morris Group, truly get it! This is your home and you need your stuff! But while your home is on the market, you don’t need your potential buyers to see it. It might be annoying to have to put some of your personal items away while you sell your home, but it can mean a faster sale and a larger profit. Buyers need to see a home as a place where they can live, not the place where you live.
