Selling Your Home? Don’t Forget to Set the Mood!

 

Preparing your home for sale is like getting ready for your first dinner dining roomparty. You want to make a good impression.

 

It’s important to set the mood. You may be a gourmet cook and have prepared something that would befit any 5-star restaurant.

 

However, the last thing you would want to do is serve it on paper plates!

You would light candles, set out your best dishes, cloth napkins, the whole works!

 

Selling your home is much the same.  Your home may have “good bones” but because buying a home is part emotional and part practical, you’ll need to market to the emotional side of your buyers.

 

After you’ve cleaned and edited, repaired and replaced, here are 4 mood setting tips to help get your home sold.

 

1.Lighting

It’s amazing what lighting can do to a room.  And unfortunately, many homes don’t have enough of it.

Add lighting to your secondary bedrooms.  So many of the homes I’ve seen have the overhead light and not much else.  Add a few extra lamps to your nightstands.

Soften the lighting in your kitchen with a small under- the- counter lamp.

When your house is being shown, make sure that every light is turned on!

 

orchid2. Flowers and plants.

Rooms need life in them and plants and flowers say just that.

Add flowers that need very little care, such as a Phalaenopsis orchid.  

Consult with your local gardening center and choose plants that require very little care.

Remove those plastic/papery arrangements ASAP!

 

 

3. Scent

Clean is the best sent you can use.  What you don’t want to do is go retro and bake cookies just before a showing or simmer some cloves and cinnamon.  Buyers are onto this and may wonder what you’re trying to cover up.

DO NOT leave candles burning.  

Instead...consider using a diffuser in rooms.  They do not depend upon electricity nor do they require leaving an unintended fire hazard.

 

4. Seasonal Hints

If your home is owner-occupied, Buyers will know this.  It’s ok to have a bowl of apples out in the Fall, apothecary jars filled with Halloween candy in October, colorful jelly bean -filled jars in the spring or a large glass bowl filled with ornaments and pine cones during the holidays.  

 

These touches tell buyers that this is a home and helps them envision themselves there.
