Are Multiple Offers Good for your Seller?

By personality I'm competitive and always want to win. But it's a quirk in my outlook that I hate to see someone lose. I was rarely a fan of multiple offers because I never found that they made my Seller more money, and if 'several someones' love a house enough to make offers, someone has to lose.

Since I first got my real estate license (more than a few years ago), it was my (mis)understanding that if we had an offer in, we couldn't tell the other agent what the current offer was. I wrote a post last year about debunking that myth, but I found this video today by the esteemed Oliver Frascona explaining how to best represent your client when you are presented with multiple offers. It was quite informative.

Sorry, but I have had very few multiple offer situations where the winning offer was NOT above the asking price.

In my neck of the woods multiples are good for the sellers

I will have to check with an attorney and see if this is a good idea here; I do like it.

Something that we are seeing here is instead of a dollar amount offer they are writing in buyer will pay X amount over your best offer. I would ask whom will take care of if it does not appraise in this situation.

Right up the road in Denver, last year was a crazy multiple offer situation, William Feela. Within an hour of listing, most houses had five or six offers with people waiving their appraisal provisions.

Here, I had four offers on a house last month and the highest one (and they all knew there were other offers coming in) was $10,000 below asking. Crazy how different markets are.

That is usually taken care of during the offer phase, Raymond E. Camp. If they're offering more than asking and it's a multiple offer situation, I usually make sure the buyer is willing to waive their appraisal provision.

My best friend is a Denver realtor, Roger D. Mucci. It is amazing to me to hear her stories when I have great listings, priced way below market value, that have been on the market for some time.

Some multiple offers are won by a simple and heartfelt letter from a concerned buyer. Love when that happens and the sellers would rather someone be happy in their home, than worry about a few thousand dollars difference.

I always only do this with seller permission and I remember an agent thinking I was giving her some super inside info when I told her what all the offers were. Bless her heart, I told everyone.

Oh I miss Oliver and was just quoting him this past weeken when I was submitting an offer in this very scenario.  I told the listing agent Oliver's stance on the subject and he shut me down.  So then I started with "how about if we offer $10k over - is that enough?"  he said no.  Then I said how about $15,000 over....  Argh!!!

Dear God, Belinda Spillman, what is the matter with agents? I really miss Oliver. He saw things with such good sense. And how can we represent our clients fairly when we're throwing numbers at it hoping it will stick? Since banks say "highest and best," Realtors seem to think that's the way it is. And when you think about it, that Realtor can represent his client (how do we know $10k isn't enough?), so we can only do what we can do. Glad you got your house under contract!
