Good day to ALL! Lately in  the California Bay Area the real estate market has been very Good. Some neighborhood are very stable and actually still has multiple bids. WOW!  And a matter of fact, I receive over 40 Offers on a recent Listing.

The San Francisco market is awesome! The only area I've really seen a slow down is the Bayview & Excelsior district. But even in these districts their are pockets of desirable streets that people are fighting to get into.

San Mateo County has been wonderful and stable. Our inventory is low and the good properties are going into contract pretty fast. But like some citys the MLS is mainly Short Sale listings and those don't count. I will not put a client into a Short Sale Purchase unless they NEED the property. Working your tail off and placing an Offer on something where your not going to get an answer for 4 months, is crazy....So if your taking your Buyers out, just gadge the listing accordingly so you don't end up frustrated.

 I've also notice the quality of Buyers are getting much more qualified in terms of FICO score and down payment.  How about your market?

40 offers on one property???!!! What did you do? I've heard mixed reviews about the California market, But I'm glad to hear it's hot in your area of San Fran.

In Atlanta, I think the buyers are starting to come out of the woodworks, but we still have a lot of inventory because of the whole foreclosure debacle and TONS of new construction...

I agree, the market in the Bay Area is not really having any problems right now. I know investors who are purchasing even more properties now, especially in the Sacramento area. I recently purchased a condo that was only on the market for 3 days and had over 10 offers. We are definitely on the fortunate end of the spectrum.
