Princeville Kauai condo / house update for Mar 13th to Mar 19th

Aloha from Princeville Kauai,

It’s been somewhat dreary, overcast and cool this past week – with occasional warm periods. If you’ve been here, you know the weather changes in a heartbeat. It’s the time of year when it’s easiest to tell locals from visitors. You’ll see some people with sweaters zipped up, wearing Uggs with their jeans while those right next to them are in tank tops, shorts and slippers. The contrast is amusing.

Of course, I’m the group with the jeans and Uggs. Having been here since ’91 my blood is thinner than most, and as one of my friends who has been here since 2013 mentioned, it doesn’t take long for that to happen – as she sat bundled up in jacket, jeans and Uggs, sipping hot coco.

As for real estate, we are at 68 sales as of today Sunday, as we head towards the goal of 88. There was some activity this past week in both houses and condos. We’ll just have to wait and see if it’s enough!

Cliffs 8204 sold for $475K in 3/12. It is now listed for $849,900.

Pali Ke Kua 216 is newly listed for $1.2M. The last sale was for $640K in 8/01. Puu Poa 302 is priced at $1.375M. It doesn’t show a prior sale price on the MLS.

Contingent:

Alii Kai 8B found a buyer after 89 days while priced at $385K. The seller purchased this unit for $285K in 6/03.

Free standing Paliuli 2 took 133 days to go into escrow priced at $550K. The last sale was for $100K in 12/76.

Villas of Kamalii 10 was on the market 10 days when it went into escrow while priced at $749K. The prior purchase was for $512,925 from the developer in 6/03.

Sales:

Villas on the Prince 2 sold for $620K cash while listed for $635K. The seller paid $875K in 10/05.

Alii Kai 7104 closed at $455K cash while listed just two days for $469K. The sellers purchased this unit in 4/78 for $66K.

Pali Ke Kua 217 was listed for $1.2M when it sold for $1.075M cash this week. The sellers bought this condo for $825K in 2/12.

Under Contract:

Puamana 14B moved from in escrow to under contract and will be closing next week.

Price Changes:

Alii Kai 9D reduced from $382K to $365,700. The last sale was for $107K in 10/98. Puamana 11A reduced $17,495 to bring the price down to $382,500. The seller bought this unit for $486,500 in 6/05.

Ocean view Cliffs 7201 made a $13K price reduction and is now $497K. The seller paid $655K in 8/05 for this unit. Pali Ke Kua 237 first reduced to $710K, down from $725K. It then made a second reduction down to $699K. The last purchase made was for $750K in 2/05.

4206 Liholiho returns to the market priced at $909K. Purchased in 8/90 for $520K it was listed before from 11/10 to 2/12, starting at $925K and reducing to $798,888, again from 2/12 to 2/13 for $798,888 and most recently from 5/14 to 1/16 starting at $949K and ending at $929K.

Contingent:

With a list price of $1.149M, after 113 market days, 5137 Napookla circle, which last sold for $1.280M in 6/05, found a buyer.

Sales:

3985 Aloalii closed for $1.135M while listed for $1.195M. The last sale was for $975K in 5/07.

Price Changes:

4020 Aloalii made a $47K downward adjustment and is now $1.299M. This home sold for $1.250M in 12/13. 5071 Kamamalu Loop was at $699K and is now $679K. There is no prior sale information on the MLS.

4160 Kalani, which sold for $885K in 11/04, made a small reduction to $899K from $905K.

If you’re a water person, there was an interesting article in today’s Garden Island about water pollution. Surfrider’s Blue Water Task Force tests water samples throughout the Island. Their data from the past seven years of sampling is available online at kauai.surfrider.org, along with an interactive map of the sampling locations. It’s a great organization providing excellent information.

That’s it for this week. Still overcast, cool and cloudy. Another day for jeans and a sweater. Currently, the temperature is 72 – I guess if you’re on the Mainland you could just call us wimps in Paradise.
