The February 2016 Monthly Market Summary for single family homes in St. Lucie County was recently released. Overall closed sales of single family homes in St. Lucie County were down by 9.2% over last year when 369 homes sold as compared to 335 in February 2016. However, traditional home sales (not foreclosures/REO or short sale homes) were up 8.7% over last year with 275 in February 2016. Cash sales of single family homes continue to be down. In February 2016 cash sales were down 27.0% from last year.
New listings are up 24.6% over last year when 558 new listings hit the market. This year 695 new listings entered the market in February 2016. There are 1,840 active listings in St. Lucie County up by 8.3% from last year when 1,699 homes were on the market. We currently have a 4.1 months supply of inventory up 13.9% from a 3.6 months supply in February 2015.
In February, traditional home sales were up by 8.7% while foreclosures/REO sales are down 50.0% and short sales are down 35.7%.
Median sale price has continued to rise. In February 2016 the report says the median sale price in St. Lucie County is $165,000 up 17.0% over February 2015 when the median sale price was $141,000. The largest increase in listings have occurred in the $200,000-$249,000 initial listing price with a 98.7% increase.

When broken down by sale type, the median sale price of traditional single family home in St. Lucie County is $169,900 as compared to last year at $150,750 up 12.7%. Foreclosure/REO median sales price have also increased 26.6% from $110,500 last year to $139,900 this year. Short sale median sales price have increased 15.4% to $145,000 from $125,600.
Median days on the market dropped 30.4% over last year. The summary for single family homes in St. Lucie County reports the median days to contract in February 2016 at 42. It was 45 in February 2015. Median days to sale have remained flat at 91 days.
