Getting past the emotions of selling a home and recognizing you are marketing a house can be darn difficult for many homeowners. It's essential to get past the personal attachment to the property in order to make some key decisions about what has to be done to properly prepare the home for listing - removing personal stuff, repairs, cleaning out closets, and so much more.

 

Sharon does a terrific job of addressing these issues in a sensible, and practical, way. A key thing we must do is to help our seller clients maximize their selling opportunity in a competitive market by making sure the home looks its best!

Preparing a home for sale is a matter of emotional mathematics.

Everyone in the real estate business has stories of how emotions have played a role in their business....both heartwarming and heartbreaking. Whether you are on the buying or selling side of the equation, emotion is a very powerful force.

Emotion is something I discuss with all my Home Staging clients. It's important that they understand that my advice is not to be taken personally....it's not an attack on their decorating style or personal taste.

I explain that the changes I recommend are based on strategic marketing.  My goal is to make their home as appealing to potential buyers as possible, and that requires removing all evidence of the sellers within that home.

 

Preparing a home for sale is a matter of emotional mathematics. Simply put, it's about subtraction and addition.

Subtract sellers' emotional attachment.

Add emotional appeal for potential buyers. 

 

Once a seller's emotional attachment is removed and they look at their home as a house...a product for sale...it's easier for them to understand the value in making that product more appealing to others.

It's a simple concept, but not always easy to do. Many sellers find it hard to erase their family, and memories, from the home. More times than not, it's the very things I ask them to remove that have made that house a home for them.

Sellers need to understand that having personal photos, keepsakes, and collections displayed is like "marking their territory".  This reduces their buyer pool which results in more time on the market and ultimately less money in their pocket.

Great re-post!  It is hard to tell home owners that the paint colors they picked out for the interior of the house are not a good neutral choice. One that happens the buyers will surely want a paint allowance to re-paint the house.

Such a good piece of info and luckily my clients are usualy terrific about removing things like family pictures, doll collections and repainting in neutral colors. If they don't, it typically takes longer. Thanks for sharing.
