Home buyers tend to relax after the closing because they think that the deal is done. Well, almost.
After getting over the closing paperwork and home inspection, all you have to do is go through the final walk through.
What is the final walk through? It is your opportunity to look at the property once again, taking note of issues and problems that need to be fixed. Most final walk throughs happen with no glitches at all, while some reveal minor problems that are easily fixed. Still, it can be stressing and awkward at times.

Here are some tips to get you through the final walk through smoothly and efficiently.
1. Bring a checklist. Before inspecting the property, create a checklist of the things you need to look out for during the walk through. List all the items you want to get fixed and all other concerns you may have regarding the home. Check your notes during the initial inspection and see if the problems have been addressed or not.
2. Repairs. Make sure that there are no unfinished repairs. If you go through your notes and see that the problems have not been addressed, bring that up with the real estate agent or the home owner himself. It would be hard to get the owner to fix problems once the deal has been done.
3. Inspect everything. If there are portions of the house that you were not able to inspect during the initial walk through due to lack of time, make sure to inspect everything. Check under the rugs, below the hardwood floor and inside cabinets to search for rot, water damage or bad smell. It's easy to hide damages through clutter so make sure the house is free of it when you do your final walk through.
4. Missing items. Aside from the repairs that you took note of during the initial walk through, take note of the appliances and furniture as well. Check for missing items or secret swaps.
