If you are wanting to sell your home fast, select a good agent, have the property in show ready condition, price it right and be willing to negotiate when you get an offer.
Selling Bonuses May or May Not Make a Home Sell Quicker
If a home isn't selling the seller may ask the agent to add a selling bonus to the commission. Does this make agents want to show the property and sell it faster?
There are two theories here. One is that an agent will work harder when seeing a bonus associated with a property. The extra motivation of money will cause the agent to turn up the heat on the sale. This in fact can happen if the agent is purely motivated by money and doesn't have the buyer's best interest as their first priory.The second theory is that if there is a bonus on the property there is room for the buyer to negotiate the price. Some agents interpret this to mean the seller is in crisis and needs an offer, even a low offer. When all is said and done the agent may give up the selling bonus so the buyer can get a better deal.
I do not advise my sellers that bonuses work. In fact I have sold homes and later found out there was a selling bonus on it and didn't know it until at the closing table. I had no idea because I select the properties I show based on the needs of my client. If a property was advertised with an added buyer incentive I would have taken notice and added it to my showing list.
Bonuses don't do what sellers think they do. It may make the seller feel like he is beating the competition or doing something proactive to get showings but unless his agent is telling the other agents that there is a selling bonus offered, it may get missed.

I do know a few agents that select properties based on commission and bonuses offered. I heard an agent say that she didn't have to sell a home without a bonus. I think that is sad. Not that many listings have bonuses and that means many homes are being left out of the showing process because of personal greed.
