This is a real estate market activity report for the Wilson Summit condominium complex in Monterey Hills.
Statistical information in this report has been gathered from our local multiple listing service (mls) and may not include all transactions in the complex. Wilson Summit is just one of the condo and townhome complexes in the planned community of Monterey Hills in the city of Los Angeles zip code 90042.
The hilltop location is convenient to multiple freeways so access to Downtown Los Angeles, the USC Health Science Campus and both the San Gabriel and San Fernando valleys is relatively easy. Two Gold Line light rail stations are nearby too. It is surprising that Monterey Hills remains reasonably priced.
Built in 1986, Wilson Summit consists of 120 single level residences from one to two bedrooms. Interior features (vary by floor plan) include: tall ceilings, balcony or patio area, walk-in 
closets, washer-dryer connections and fireplaces. The approximate size of the units range from just under 800 to over 1300 square feet
The complex is located at 4280 Via Arbolada and has a resort-like feeling with lobby entrance, multiple elevators and beautiful courtyard landscaping of river rock streams, mature landscaping and large trees. There is a pool, spa, lounge area and recreation room. Parking is subterranean with one or two spaces.
There is currently one Wilson Summit condo on the market for sale. Newly listed, it is a top floor unit with one bedroom/one bath and approximately 795 square feet. It is listed for $315,000. It has a nice courtyard and canyon views. There is a two bedroom unit in escrow and there have been no reported sales in the complex so far this year.
In 2015, there were six mls-reported closed transactions. These sales ranged from $317,500 to $438,000 with an average sales price of $386,917(median sales price $390,500). They sold at 100.98% of last list price and for $330.05 per square foot on average.
For full year 2014, there were eight mls-reported closed sales ranging in price from $272,000 to $385,799 with an average sales price of $345,912(median sales price $357,500). They sold at 99.59% of last list price and for a very affordable $316.79 per square foot.
In 2013, there were eight Wilson Summit condos sold ranging in closed price from $248,000 to $385,000 with an average sales price of $318,125(median $335,000). The average price per square foot was $302,48 and the average sales price was 98.47% of last list price with four of those sales selling at or above list price.
In 2012, there were five transactions per mls statistics ranging in price from $155,000 to $278,000 with an average sales price of $229,600(median $229,600).

Wilsom Summit sounds perfect.....all one level, tall ceilings, walk in closets, fireplaces..... it doesn't get much better.
